The AC Maintenance Process
When you schedule your AC maintenance checkup, we’ll arrive promptly and begin inspecting and testing your air conditioning system. This includes a complete inspection of the outdoor condenser unit, indoor air handler, indoor AC units (if using mini-splits), and outdoor compressor fan and coil unit (if using a heat pump), to name a few.
For central air conditioning systems, we inspect and test the outdoor unit’s condenser coil, compressor, fan, wiring connections, various components, coolant lines going to the home, shutoff panel, and more. On the inside of the property, we check the indoor unit’s blower, condenser tray, evaporator coil, coolant lines coming into the home, etc.
For mini-split units, we test and inspect the outdoor unit’s compressor, fan, condenser coil, shutoff panel, etc. On the indoor units, we inspect the evaporator coils, filters, refrigerant lines, blower motors, and more for each unit.
For HVAC heat pump units, we test and inspect the outdoor unit’s compressor, fan, condenser coil, shutoff panel, reversing valve, expansion valve, etc. On the indoor unit, we inspect the unit’s evaporator coil, filter, blower (for ducted versions), refrigerant lines, etc.
Maintenance You Can Perform Between Appointments
In addition to routine maintenance that Action performs once or twice a year, you should perform regular inspections to ensure optimal functionality and efficiency and prevent early problems.
Essential things you should do in between maintenance appointments include:
- Inspecting and replacing filters monthly or bi-monthly, depending on the need
- Clearing all leaves, debris, papers, cardboard, or other items on and around the outdoor condenser unit.
- Checking for unusual sounds like loud buzzing, whooshing, or screeching.
- Inspecting condenser coils and drain pipes to ensure no frost buildup exists.
- Checking for refrigerant leaks on the ground or floor, depending on location.
- Inspecting for water leaks inside walls (mini-split wall units), basement floors (indoor HVAC units), foundation wall leaks (outdoor condenser unit), etc.
Protect Your Investment—Don’t Ignore Regular Maintenance
Regular maintenance is essential to protecting your expensive HVAC equipment. Ensure you regularly inspect everything to prevent significant issues later. Weak air output or warm air from the register vents, constant on/off cycles, blower motor failures, and frosted pipes and coils can often be prevented with routine inspections and regular professional maintenance.
Air Conditioner Maintenance FAQs
Does my AC have more than one filter to replace?
Many central air units have one filter because they have only one return/intake vent. You may have two for large dwellings because your unit has two intake vents. Regardless, they are easy to spot as they are usually close to each other.
For a while, AC unit manufacturers began implementing a double-filtration setup where two filters were in line with each other, often different sizes. One was designed to capture the initial larger particles while the other filtered the finer particles, but it has typically faded away. Filters have become more advanced while offering good air passthrough, measured as cubic feet per minute (CFM). Having two separate filters for one return vent was less efficient because the CFM airflow level was reduced when filters started building up with debris and particles. There was also the risk that a homeowner or tenant would only replace one filter, leaving the other invisibly dirty.
Besides the two possibilities above, you may have more than one filter if you have more than one condenser unit or your furnace blower acts as the intake. In that case, it has two adjacent filters in parallel to cover the wider or taller return opening. The furnace scenario does not impact the CFM airflow measurement since they are side by side to cover the entire gap.
Can I wash and reuse my air conditioner filter?
If you have filters with paper borders, you cannot wash them as they are disposable. You can vacuum them, but it is never recommended unless you’re in a pinch. Besides, a vacuum usually throws the finer particles back into your home’s air, defeating one of the filter’s purposes. You could also alter spots in the filter, creating an invisible gap that lets finer particles through that can build up on the condenser coils. In addition, you could remove the outer particles while leaving others that reduce airflow measured as cubic feet per minute (CFM). Remember that most smaller particles are invisible to the eye, but as they build up, they cause problems.
It is washable and reusable if your air conditioning filter has a metal or polypropylene frame and wire or polypropylene mesh. However, disposable filters often have higher filtration options.
